The buyer’s notebook

Buying a home
in Montenegro.

A practical starting point for your property search: choosing a location, shaping a brief and preparing the questions that matter.

01 / The location

Start with how you want to live.

Compare places in person and, where possible, at different times of year. A home for occasional holidays can have very different requirements from a permanent move.

Tivat and Porto Montenegro suit a search centred on marina life and contemporary residences. Kotor Bay offers a range of waterfront communities and stone houses. Luštica Bay brings together several distinct residential neighbourhoods, while the Budva Riviera offers both coastal town settings and hillside homes.

Look beyond the view. Visit the immediate neighbourhood, check the route to the property and think about everyday access to shops, services and the activities you enjoy.

02 / Your priorities

Build a useful brief.

  • How will you use the property, and during which months?
  • What is your overall budget, including professional fees, transaction costs, furnishing and ongoing ownership costs?
  • Which features are essential: step-free access, outdoor space, parking, a pool or proximity to the waterfront?
  • Do you prefer an existing home or a development, and what completion timetable works for you?
03 / The shortlist

Use each viewing to compare.

Ask for floor plans, available property documents, management costs and a clear description of what is included in the asking price. For a development, clarify the specification, delivery stages and payment schedule.

Take notes on access, orientation, privacy, surrounding construction and maintenance. Return to your strongest options before making a decision.

04 / Independent advice

Get the right professional checks.

Before making a reservation or signing an agreement, appoint an independent local lawyer to review the property, ownership, permissions, contract terms and any restrictions relevant to your circumstances. Arrange appropriate technical inspections and obtain tax advice for your own position.

This is a general search checklist, not legal, tax or investment advice. Ownership, taxation, residency and rental requirements should be confirmed with qualified advisers using current rules.
